Regarding New Construction:
Q: When a home buyer
walks into a new home site sales office and
proceeds to purchase a new home does the new
home construction site sales agent represent
the Buyer?
A:
ABSOLUTLY NOT! You are representing yourself.
The VERY 1ST TIME you visit a new home site
have your Real Estate Broker with you. Because
most, if not ALL, new home builders include
a statement within the purchase contract
which states, "THE SITE SALES AGENT
REPRESENTS THE BUILDER."
The site agent is an employee
of and represents the builder.
DO NOT SIGN YOURSELF IN,
no matter what reason the site sales agent
tells you because, the Builder generally
will not permit a Real Estate Broker to
represent you after you have signed in,
thus you are representing yourself and the
builder legally cannot, and will not, provide
a REDUCTION in the cost of the new home
by your non-use of a Real Estate Broker.
I also highly recommend
that you hire a certified ASHI Home Inspector
(American Society of Home Inspectors), especially
